Job Overview Under general direction of the Airport Concessions Manager, manages and supports the performance of the Airport’s retail, food & beverage, vending, passenger services, and Rental Car Center (RAC) concessionaires, ensuring operational excellence, contract compliance, and alignment with the Airport’s customer experience and revenue strategies. Serves as a direct point of contact for internal and external stakeholders for contract management and compliance, concession agreement development, negotiation, implementation, and project planning, and performs analyses of concessionaires and RAC tenants to ensure compliance with the terms and conditions of their agreements. What you will be doing: Serves as primary liaison for assigned concession agreements, including RAC Tenants. Verifies Official Board Actions (OBAs), including RAC Board Actions, ensuring timely processing and follow-up with leadership. Analyzes and monitors contracts to verify concessionaire compliance with contract provisions such as rental payments, insurance, sales reports, financial bonds, street pricing, store standards, and other contractual terms as needed. Processes and tracks contract approval and routing with internal and external stakeholders including Legal, Finance, Audit, Business Diversity & Development (BDD) and other airport staff to ensure compliance and consistency with contractual guidelines. In collaboration with various stakeholders, manages projects, supporting departmental and tenant initiatives, including space and floor planning, reviewing lease exhibits, area calculations, document preparation, writing and processing contracts, leases, amendments, permits, and construction/renovation plans for assigned tenants, in line with user needs and airport established standards and requirements. Develops and maintains legal templates and processes to standardize contract documentation and Official Board Actions across concessions business units. Continuously improves operational processes to enhance efficiency, reduce turnaround times, and elevate customer service quality airport wide. Leads and manages strategies for improved customer experience and enhanced revenue opportunities by researching innovative best practices related to infrastructure and technology from the aviation and other customer-centric industries. Identifies opportunities, analyzes customer satisfaction data, implements projects to rectify any negative trends, and prepares presentations, collateral materials, reports and solutions to senior leadership and external stakeholders. Partners with internal stakeholders to plan and execute revenue growth initiatives and leasing strategies, including development and evaluation of Requests for Proposals (RFPs), Requests for Qualifications (RFQs) and Requests for Bids (RFBs) to determine successful candidates. Oversees day-to-day operations of terminal concessions and the RAC, coordinating quarterly and annual meetings with tenants, concessionaires, and Board staff. Partners with cross-functional teams, including Tenant Project Managers, Planning, Commercial Development, Design Code and Construction, external contractors and assigned concessionaires on capital projects, concessions upgrades, business development initiatives, and special exhibits. Interprets research, prepares reports, presentations, metrics and action plans to communicate performance trends, opportunities, and resolves and responds to audit findings. Coordinates approval and production with Concessions Managers for various concessionaires and RAC tenants. Assists and collaborates interdepartmentally on concession fee allocation, rental car facility passenger fee allocation, and coordination for project planning. Performs other related duties as assigned. What you need: Bachelor’s degree in Finance, Accounting, Public Administration, Business Administration or a related field. Five (5) plus years of experience in project development, consumer research, marketing or contract administration and the payment provisions thereof. Any equivalent combination of education and/or experience may be substituted for the above. Possession of a valid Class C driver’s license. Knowledge of accounting principles, cost analysis and contract compliance. Knowledge of database management and record-keeping. Knowledge of materials and tenant project planning, lease exhibits, and design/material approvals. Skill in using Microsoft Office Suite, including Word, Excel, and PowerPoint and aptitude for learning new software. Skill in operating a personal computer to capture and maintain records of contract activity and reconcile data within different systems. Ability to analyze and interpret contractual terminology to determine compliance and resolve discrepancies. Ability to conduct property inspections of terminals and other Airport Board properties and evaluate lease spaces. Ability to multi-task and keep organization under tight deadlines. Ability to communicate with technical and non-technical audiences verbally and in writing. Ability to gather, analyze, and evaluate data. Ability to establish and maintain effective working relationships both inside and outside the organization. Ability to work independently, including off-site research and projects. Ability to work outside regular hours where required, including evenings and weekends as needed. What we desire: One (1) plus years of experience as a supervisor or team leader.
